Coordinates with the Client and the Architect
It is the general contractor's job to coordinate with the client as well as the architect who is in charge of the project. Coordination is the key to make a successful project and it is up to them to know what the client wants and what the architect thinks about the contractor's plans and ideas. Most of the time a project is taking too long to finish just because the contractor did not fully understand what the client wants.
Obtains Permits and Other Necessary Documents
Once the project has been awarded to a general contractor, they will now be the one responsible for obtaining necessary documents and building permits. Permits are needed in order to proceed with the project and the sooner those permits and documents are obtained, the sooner the contractor can start with the work.
Hires Other Contractors
As a general contractor, they do not have the expertise in all of the areas that are involved in a building project. They need to hire someone who specializes different areas which will be needed to finish the job. If the job needs an electrical contractor, they will be the one looking for a reliable one. They might also need some other contractors that can help with plumbing, ventilation and other things. They know where to find them while at the same time keeping the client's budget in mind.
Provides Laborers
General contractors tend to have an idea where to find the most reliable workers. They do not just hire reliable workers to help with their project but they also make sure that they will be hiring affordable workers. Allowing the contractor to hire the laborers himself makes it a lot easier for you since you know that the project will be proceeding as scheduled. Most projects that are running behind schedule tends to be caused by unreliable workers hired or recommended by the client or other people
Provides the Necessary Materials and Equipments
They are also tasked to provide the materials as well as equipments that will be used in the project. Some hardware stores often offer special discounts because of their continuous and long-term working relationship with the contractor. This makes the materials and equipments more affordable than buying them yourselves.
